Step 01

Design coordination

From project award our designers meet key suppliers and the client to develop the brief and plan the works around any site restrictions. With our M&E partners we produce detailed drawings from concept to Stage 5 technical.

  • General M&E coordination
  • Stage 4–5 architectural design: partitions, ceilings, floor finishes
  • Compliance: lighting levels, building control, fire strategy, occupancy
  • Employer’s requirements: acoustics, phasing (IT, power, mechanical)
  • Validation of existing services

Step 02

Estimating & pre-construction

Our estimators stay with you throughout. Eque2 lets us present a ‘shopping list’ that holds your budget, and our supplier relationships mean there is always a value-engineered option. Early engagement through a PCSA brings our buildability knowledge in before the main contract.

  • Early buildability, sequencing and risk advice
  • Open-book benchmarking of specialist supplier costs
  • Cost plans and programmes via Evaluate, Microsoft Project & Procore
  • Standardised rates from an extensive cost-code library

Step 03

Contracts & on site

Since 2021 every project has run on Procore, a cloud platform that connects office, site, subcontractors and clients to one source of truth: documents, schedules and communication, all in real time.

  • Real-time project tracking for clients
  • Fewer delays, tighter quality control
  • Proactive reporting that keeps programmes and budgets on track

Step 04

Health, safety & accreditation

Health and safety is at the front of everything we do. We are CHAS, Constructionline Gold, Safecontractor, Acclaim, FIRAS, Certifire and SSIP accredited, and a Chartered Building Company with the CIOB, independently assessed and regularly audited.

  • Competently and professionally run
  • High business and ethical standards
  • Committed to a fully qualified workforce
  • Chartered directors at the top of the business

Early engagement

Why a PCSA pays for itself

A Pre-Construction Services Agreement appoints us before the building contract, typically in two-stage tendering, to bring design input, buildability advice, technical advice and detailed costs to the table early.

  • Appoint your contractor before the main construction contract begins
  • Benefit early from our design & build knowledge of buildability, sequencing and risk
  • Open-book benchmarking of specialist suppliers on risk, competence and experience
  • Internal cost plans and construction programmes from day one

Route finder

Design & build, PCSA or traditional?

Three quick questions and we’ll suggest the procurement route that fits. Then we can talk it through properly.

01 / 03Do you already have a full design?
02 / 03How fixed is your programme?
03 / 03Who should carry design responsibility?

Guidance only. Every project is different, and we’ll always advise on yours.
